At any point in time there are listings that I consider particularly good values. I generally consider location, desirable related attributes (schools, trails etc) , amount of land, size and quality of the home and other improvements against comparably appointed properties. I also look at other listings in the same price range. At this time, we are seeing both "short sales" (properties with listing prices below what is owed on them) and lender foreclosures, which often represent particularly good values as compared with prices on similar properties being offered by traditional sellers.
Please note that I am not a licensed appraiser and that my opinion simply comes from my experience in Santa Ynez Valley real estate and years of market anaylsis and business valuations in investment banking. I strongly recommend a professional appraisal on all property purchases.
The fact that a property is not mentioned here by no means should be interpreted as the property being more aggressively priced. Many properties are well-priced today. The ones I have selected are particular stand-outs in this regard.
